Glazing silicone in West Ham

Glazing silicone in West Ham, done properly

Across West Ham, we reseal glazing joints in homes, offices and hotels. From conservatories to shower screens, it’s the same careful method. We work on glass balustrade bases, glass-to-glass joints and rooflights, and the jobs we see most are a quick top-up bead that didn’t last and drips on the inside of a conservatory window.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out, in West Ham as anywhere.

Our work is backed for twelve months.

What happens on the day

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from an hour or two to most of a day, depending on the size of the job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in West Ham. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Keep children and pets away from the work area
  • Clear items away from the joints we are working on

What glazing silicone looks like in West Ham

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Sutton House (about 2.9 miles west) nearby, there’s older building stock in the area around West Ham as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

As a London address, West Ham can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. If you look after a building such as West Ham Church Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

What affects the cost of glazing silicone

Every job gets its own quote. This is what makes a difference:

  • Access and height
  • Which sealant suits the joint
  • The number of rooms or windows
  • Working hours on commercial sites

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • The rough size of the job
  • Pictures of the joints, sent by email

Do you work in West Ham?

We do. Our applicators work in West Ham.

Can I choose the sealant colour?

In most cases you can choose. We will explain which colours are available.

What does glazing silicone cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Are you insured?

Yes, we are fully insured for every job we do.

We can, if the base joint is sealed. Send us photos and we will take a look when you call 0345 464 0079 or drop us an email.

Do you need glazing silicone in West Ham?

Sunlight breaks sealant down and roof joints get the most sun. Old silicone hardens, cracks and loses its grip to the glass and frame.

Signs it’s time to call us include:

  • Failed joints on frameless glass
  • Glazing silicone that has cracked or come away
  • Drips on the inside of a conservatory window
  • A quick top-up bead that didn’t last

Letting a property close to West Ham station? Then leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Choosing a sealant specialist

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What the job involves on each surface

Glass balustrade bases

Balustrade bases are exposed outdoors. A sound sealant joint keeps them tidy and dry.

Shower screens

Silicone holds the water in on frameless screens. We renew it without marking the glass.

Why act early in West Ham

Glazing joints need a sealant made for the job. A general-purpose tube may not bond well or may react with the frame so we choose a glazing silicone instead. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or email us and we will talk you through it.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Look over the glazing joints once a year
  • Check the gutters above the glazing for debris
  • Stick to mild cleaners on glass
  • Avoid strong solvents on or near the sealant

On shower screens, wipe or squeegee after use and let the room air. It helps stop mould getting into the silicone.

Cracked glazing silicone means the joint has failed. Resealing now is a small job compared with fixing water damage later.
