About our remedial sealant in Church End
Getting old sealant out properly is slow, careful work. Every layer is cut out, the residue cleaned off and the joint degreased, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. Typical jobs include gaps opening along the back of the worktop and mould trapped under a layer of silicone, across failed movement joints, mouldy bath & shower sealant and botched or over-sealed joints.
Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Church End, that is a good reason to put tired sealant and grout right early.

What affects the cost of remedial sealant
The price is agreed before any work begins. It’s based on:
- Which sealant suits the joint
- The size of the job
- How much old sealant there is and how hard it is to remove
- How easy the joints are to reach
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Photos by email, if that is easy
- If it’s domestic, commercial or a hotel
- What the problem is, such as mould, gaps, leaks or cracking
- The address or postcode of the job
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work before giving you a price.
What we can’t put right
Before booking, it’s worth knowing the limits:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray or bath that’s cracked
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before you book.

The process
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for most joints, depending on how much old sealant has to come out, and the area is left clean. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you are told about anything else we found.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Keep children and pets away from the work area
- Mention any tricky access

Advice
Different surfaces, different methods
Mouldy bath & shower sealant
Black mould inside the bead will not scrub out. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.
Movement & expansion joints
A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed.
FAQs for Church End
Can parking be tricky for a visit in Church End?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Could a tired shower seal in my Church End flat affect the neighbours below?
Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. A proper reseal before the leak starts is the easy fix.
How long before the joint can be used?
That depends on the sealant used, so follow the cure time we give you when we finish.
Where do you work from?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
What should I tell you?
A short description and the location, with photos by email if possible. If we need more, we’ll ask.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
Landlord and commercial work in Church End
Landlords and agents in Church End can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
We also work for property managers and facilities teams in Church End and across Greater London. We can quote a run of properties together, and we are fully insured.
Leave it or put it right?
A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing usually puts it right. If they’re not, we will tell you. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

What remedial sealant looks like in Church End
There are hotels and other places to stay in and around Church End. Hotel bathrooms are part of our work as well as homes, and can be done room by room. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.
Rented homes near New Southgate station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. As a London address, Church End can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. For site and facilities teams at buildings such as Pardes House Grammar School, we reseal washrooms and kitchens in schools and businesses as well as homes.

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
