Remedial Sealant in Finchley
Removing failed, mouldy or leaking sealant and putting it right for householders, landlords and businesses in Finchley. Fully insured, ARBOMaster approved and guaranteed for a year.
- Sealant peeling off a dusty or damp surface
- Floor or wall movement joints that have failed
- A shower that leaks however often it’s resealed
Remedial sealant for homes and businesses in Finchley
Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. Only then can new sealant bond. Typical jobs include black mould underneath the bead and thick, messy sealant smeared over tiles, across botched or over-sealed joints, mouldy bath & shower sealant and expansion joints.
In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout.
You’re covered for a year from the day we finish. If anything isn’t right with it, phone 0345 464 0079 or email us.

Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Keep an eye on the ceiling below the bathroom
- Do not point over movement joints
- Act on a lifting corner straight away
- Use a soft cloth, not a scourer, on silicone
Leave the new joint to cure fully before it gets wet or moves: usually around 24 hours, or as long as we advise.
Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.
When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Tiles that have come away from the wall
- A cracked shower tray or bath (that needs repair or replacing)
- A bath, tray or worktop that moves until it’s properly fixed
If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.
What we seal
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Expansion joints
- Botched or over-sealed joints
- Leaking tray & enclosure joints

Finchley questions
Do you work for landlords with property near New Southgate station?
Yes, we work for landlords and letting agents. You can phone 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.
Can worn sealant in a flat in Finchley cause a leak downstairs?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Is remedial work guaranteed?
Yes. You get our 12-month guarantee.
Can I add another job to the visit?
Yes, we can. More than one area can go on one quote.
Can you take off two layers of silicone?
Yes. Both layers come out; over-sealing fails because silicone will not bond to silicone.
Can you strip sealant from an acrylic tray safely?
Yes, with care. The old bead is cut and lifted with tools that suit the surface, then clean off the residue. We point out any damage that’s already there.
What information do you need?
Tell us what needs doing and where, plus photos if you have them. If we need more, we will ask.
How long does remedial resealing take?
Longer than a simple reseal, because every layer has to come out. Most jobs take a few hours.
Why deal with it now?
Another bead over the top will not fix a failed joint. It can’t bond to what’s underneath, leaving the leak in place and one more layer to cut out later. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.

What we do, step by step
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours for a typical bath or shower, longer where several layers have been applied. In a London area like Finchley, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.
- We start by checking the joint for movement, leaks and the reason it failed.
- Every layer of old sealant is cut and cleaned out.
- Next, any mould is treated and the joint dried.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- The new joint is tooled neatly and we explain anything else we found.
How to prepare
- Mention any parking rules near the property
- Tell us about any water getting in
- For business premises, tell us about site rules or sign-in

Common problems we fix in Finchley
Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.
Signs it’s time to call us include:
- Decorators’ caulk around a bath or shower
- Mould trapped under a layer of silicone
- Sealant peeling off a dusty or damp surface
- Gaps opening along the back of the worktop
As a London address, Finchley can be tricky for parking: let us know about parking bays, permits or a driveway.

What affects the cost of remedial sealant
The price is agreed before any work begins. It’s based on:
- Whether the work is at height
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
- Working hours on commercial sites
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- If someone has resealed it before
- Access, such as stairs, a lift or height
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
There’s no standard price list. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or email us.
Different surfaces, different methods
Worktops & kitchens
A loose worktop splits its sealant. It needs fixing down first, and we’ll tell you if we find it.
Leaking trays & enclosures
Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, including the screen profile and tray edges.
Bathrooms and kitchens in Finchley
In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London has hard water, so limescale builds up on sealant, grout and fittings.
In the older streets around St Paul's Finchley, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Manorside Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
