Our bathroom resealing service in EC1R

It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include cracked, shrunken or lifting silicone and leaking joints on a shower screen, across shower trays & enclosures, wet rooms and basins & vanity units.

On the day, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before work begins. The work usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

What you’ll pay

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Where we work in EC1R

Across EC1R, from Farringdon, Smithfield and Holborn outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in EC1R, surfaces are cleaned back properly before new sealant goes in.

Farringdon: If you let a flat or house near Farringdon station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. As a London address, Farringdon can be tricky for parking: let us know about parking bays, permits or a driveway.

How we quote for bathroom resealing

You will get a clear quote before any work starts. It’s based on:

  • The type of sealant required
  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • Access, such as stairs, a lift or height
  • The type of property
  • The address or postcode of the job
  • Any previous sealing or DIY work

Surface by surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Why it fails

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Most people get in touch when they notice one of these:

  • Leaking joints on a shower screen
  • Black spots spreading through the bead
  • Water getting behind the bath panel
  • A bead that has pulled away from the tiles

Can I do it myself?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Cracked or missing grout between tiles (that is regrouting)
  • Tiles that have come away from the wall
  • Water coming from the plumbing rather than the joint

EC1R: your questions answered

Are you insured?

Yes, we are fully insured for domestic and commercial work.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

How long does a bath or shower reseal take?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
