Common questions in Smithfield

Do you work in hotels near Smithfield?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Could a tired shower seal in my Smithfield flat affect the neighbours below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Is the work guaranteed?

Yes. Our one-year guarantee covers every job, and we’re fully insured.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

What should I tell you?

A short description and the location, with pictures by email if possible. We will ask anything else we need to know.

Do you come to Smithfield?

Yes. We cover Smithfield and the rest of Greater London. For a quote, call 0345 464 0079 or email us.

How long will the resealing take?

It takes a couple of hours for a single bath or shower. We’ll confirm how long your job needs when we quote.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Smithfield, along with the rest of our area.

Bathroom resealing in Smithfield

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We are often asked to deal with lumpy, uneven sealant from a DIY attempt and water getting behind the kitchen upstand, on baths, kitchen worktops & upstands and wet rooms.

Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. That makes worn sealant and cracked grout in Smithfield more than a cosmetic job.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How it works

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job generally takes a morning or an afternoon for most single baths and showers. In Smithfield, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Getting ready for the visit

  • Tell us if parking is tricky

Advice

Bathrooms and kitchens in Smithfield

Smithfield has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.

Managing a site like Charterhouse Square School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around St Bartholomew-the-Less, walls and floors in older homes can move, and sealant and grout show it first.

Smithfield is about 1 mile north of London, in Greater London. Our applicators cover bathroom resealing for homes and businesses in Smithfield and the surrounding area, as part of our work across Greater London. Our Greater London coverage runs to 764 places, Smithfield among them.

Here we cover the EC1V, EC1P and EC1R postcode area for bathroom resealing. That includes homes and businesses on Oat Lane, Shoe Lane and Long Lane. Smithfield sits on or near the A1 and A4. Nearby, we also carry out bathroom resealing in Farringdon (1 mile north), Blackfriars (1 mile south), Holborn (1 mile west), Temple Bar (1 mile south-west) and Clerkenwell (1 mile north). Within a short drive, we also cover Kensington (4 miles west), Walthamstow (6 miles north-east), Hampstead (4 miles north-west), Ruislip (14 miles west), Brompton (3 miles south-west) and Stockwell (4 miles south).

Landmarks near Smithfield

Around Smithfield, our work takes us to homes and buildings near London Nautical School, Barts Health Archives and St Alban's Church of England Primary School. Nearby too are St Mary-at-Hill (1 mile south-east), Oriole pub (less than half a mile south-west) and Postman's Park (under half a mile south-east). There’s a railway station in Smithfield itself: Farringdon station. A little further out are Montfichet's Tower (under half a mile south) and Postal Museum (under half a mile south-east). The countryside around Smithfield includes Ludgate Hill and St. James's Park Lake.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Cracks in the tray itself rather than the joint
  • Movement from a bath with loose feet or no proper support
  • Damage behind the tiles that needs a tiler

If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Basins & vanity units
  • Kitchen worktops & upstands
  • Baths
  • Shower trays & enclosures
  • Wet rooms
  • Sinks & splashbacks

Different surfaces, different methods

Wet rooms

Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

What happens if it’s left?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Smithfield, the repair is bigger than a sealant job.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.

When to call us in Smithfield

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Look out for any of the following:

  • Failed sealant on the screen profile
  • A bead that has pulled away from the tiles
  • Gaps where the bath or tray has moved
  • Black spots spreading through the bead

Smithfield is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
