Need bathroom resealing in Temple?

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Bathroom resealing in Temple

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Temple. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. If you are dealing with two layers of silicone, both failing and sealant that has split, shrunk or peeled away, we can help, on kitchen worktops & upstands, baths and basins & vanity units alike.

In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.

Each job carries a 12-month guarantee, large or small.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Dry the bead with a towel now and then
  • Give the silicone its full cure time
  • Dry worktop joints after washing up
  • Keep an eye on the corners, where splits start

In a kitchen, don’t let water sit along the back of the worktop. A dry joint lasts longer.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Why act early in Temple

The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler.

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

Honest limits

To be straight with you, there are a few things sealant will not fix:

  • Cracks in the tray itself rather than the joint
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before booking.

Quotes for bathroom resealing in Temple

The quote reflects the job in front of us. We look at:

  • Whether the work is at height
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

Before you ask for a quote, have a think about:

  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job
  • The rough size of the job

We quote each job on its own, so start by telling us what you need. Simply ring 0345 464 0079 or drop us an email and describe the job and send pictures if you have them.

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes half a day or less for one room, longer when the kitchen is included, including the tidy-up. In Temple, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any previous sealing or DIY attempts
  • Let us know if you’ve seen damp or leaks

Ask for a quote

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, ring 0345 464 0079 or drop us an email.

Signs you need bathroom resealing in Temple

Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

Most people get in touch when they notice one of these:

  • Cracked, shrunken or lifting silicone
  • Damp behind the bath or under the tray
  • Water getting behind the kitchen upstand
  • New sealant laid over old sealant that is now lifting

Temple is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

What to look for in a quote

  • How the joint is cleaned and prepared
  • What insurance they hold
  • What the cure time is
  • What product goes in the joint

Our hiring checklist

What bathroom resealing looks like in Temple

London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Temple. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Managing a site like St Clement Danes CofE Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Temple Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
