About bathroom resealing in EC1N
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you ring 0345 464 0079 or drop us an email, and you will get a clear quote before any work starts. We work on shower trays & enclosures, sinks & splashbacks and basins & vanity units, and the jobs we see most are smears of silicone across the tiles and black spots spreading through the bead.
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes two to three hours for a typical bath, depending on how much old sealant there is.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
What affects the price in EC1N
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, ring 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

Where we work in EC1N
From Blackfriars and Temple Bar to its smaller places, homes across EC1N have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across EC1N is planned around the weather.
Blackfriars: For site and facilities teams at buildings such as Mercers' School, we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to London Blackfriars station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Surface by surface
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.
Baths
Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not stretched when it’s used.
Aftercare tips
So the new joints stay in good condition:
- Check the joints every few months for splits or lifting
- Open a window or run the fan so the room dries
- Keep scourers and sharp tools away from the bead
- Wipe up water along the back of the worktop
Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What happens if it’s left?
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again.
What your quote should include
- Is the old sealant removed completely?
- Which colour the sealant will be
- Are they insured?
- What the quote includes, VAT included or not
How we quote for bathroom resealing
The quote reflects the job in front of us. We look at:
- The size of the job
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
- The number of rooms or windows
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Any previous sealing or DIY work
- Where the property is
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
Getting a quote is simple: let us know what needs doing and where. A few photos by email make the job easier to understand.
EC1N questions
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Where do you work from?
Our base is in Crawley, and we work across South East England, London and Scotland.
When can I use the bath or shower again?
We give you the cure time before we leave, and it’s usually around 24 hours. Getting it wet too early can spoil the new joint.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Do you have insurance?
Yes. We are fully insured for domestic and commercial work.
Do you do kitchens as well as bathrooms?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
