Common problems we fix in Blackfriars

Water spilling over a blocked gutter is often mistaken for a leak. If the downpipe is blocked, water has nowhere to go, which is why we look before we seal.

Any of these means the joints need attention:

  • Quick sealant fixes on gutters that didn’t last
  • Failed sealant on a garage door frame
  • Stop ends leaking at the end of a run
  • Leaking gutter joints and stop ends

For site and facilities teams at buildings such as Mercers' School, its movement joints, gutters and trims need looking after like any other building’s.

What your quote should include

  • Whether they seal over old material or remove it
  • What guarantee comes with the work
  • What the cure time is
  • How much experience the applicator has

How we handle gutter sealing in Blackfriars

Sealant only bonds to a clean, dry joint. So the old sealant and grime come out first, then dry the joint before sealing. Common call-outs are for gaps along fascia and soffit joints and dripping gutter ends, across gutter end caps, roofline trims and gutter joints.

In London terraces and converted houses, gutters and walls are often shared with the house next door, so a leaking gutter joint or failed wall joint can affect more than one home. In a converted house in Blackfriars, it’s worth checking who is responsible for the outside before booking.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes an hour or two for a few joints, longer for a full run, and the area is left clean. In Blackfriars, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First we agree which joints need sealing.
  2. Each joint is cleaned and any old sealant removed.
  3. The joints are dried.
  4. We apply exterior or gutter sealant and finish it neatly.
  5. We check our work before we leave.

Getting ready for the visit

  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in
  • Mention any parking rules near the property

Blackfriars: your questions answered

Is Blackfriars in your area for gutter sealing?

Yes. We work across London and the South East, and Blackfriars is part of that. Just call 0345 464 0079 or send us an email with a few details of the job.

I let a flat near London Blackfriars station. Can you help?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.

Can sealant stop a sagging gutter leaking?

It won’t last. The movement opens the joint again so the gutter has to be refixed first.

Can you seal fascia and soffit joints?

Yes, it’s a common job. The gaps are cleaned and sealed neatly.

Can a leaking gutter joint be sealed?

In many cases, yes. Cleaning, drying and resealing the joint generally works. A split or warped section needs replacing.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

How long will you be here?

It depends on the size of the job, but most jobs take a few hours, depending on the number of joints and the access. We’ll tell you when we quote.

Can you seal over the old sealant?

No, it will not last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Fascias that need replacing
  • Leaks from the roof rather than a joint
  • A gutter length that has split

If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

Where we work in Blackfriars

  • Garage door frames
  • Gutter joints
  • Roofline trims
  • Gutter end caps
  • Soffit joints
  • uPVC fascias

Leave it or put it right?

You do not need to replace a garage door because rain gets in round the frame. Resealing the frame joint is often enough. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Why us?

  • Old sealant always removed completely
  • ARBOMaster approved applicator
  • We leave the area clean and tidy
  • Quality sealants from Arbo and Everbuild

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Outside joints around Blackfriars

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. London terraces and converted houses often share gutters, downpipes and walls, so it’s worth agreeing who is responsible before work starts.

Letting a property close to London Blackfriars station? Then a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside. If you live in an older home near St Ann Blackfriars, an extension built onto an older house moves differently, and the joint between them takes the strain.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for.

We also work for property managers and facilities teams in Blackfriars and across Greater London. Several sites can be quoted together, and we’re fully insured for the work.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Look along the fascias for open joints
  • Keep the gutters clear of debris
  • Check the gutters during heavy rain
  • Get a dropping gutter looked at quickly

Give the sealant the cure time we tell you and avoid disturbing it.

Rain getting in round a garage door frame can damage what’s stored inside. Resealing the frame is a quick job.
