How bathroom resealing works in WC1N
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on wet rooms, basins & vanity units and baths, and people most often call us about leaking joints on a shower screen and mouldy sealant that has gone black.
On the day, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work starts. The work usually takes around two hours for one bath or shower, longer for a whole bathroom.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.
How we quote
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What you get with us
- We never seal over old sealant
- We agree the colour with you first

What’s near Holborn
We work in homes and buildings around British Library of Political and Economic Science, City Academy and The Yorkshire Grey pub. You’ll also find St Alban's Church of England Primary School (less than half a mile east), Lincoln's Inn Fields (under half a mile south-west), St Alban's Church (less than half a mile east) and Elizabeth Garrett Anderson School (0.9 miles north). There’s a railway station in Holborn itself: Farringdon station. A little further out are Montfichet's Tower (0.7 miles south-east) and Brunswick Centre (0.5 miles north-west). Green spaces nearby include Barnsbury Wood and Ludgate Hill.
Bathrooms and kitchens across WC1N
In WC1N, bathroom resealing takes in flats, houses, rentals and businesses, in Holborn and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across WC1N is planned around the weather.
Holborn: Schools such as St Alban's Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Farringdon station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Why deal with it now?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

Signs you need bathroom resealing
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
The problems people generally mention when they call include:
- Splits where the tray meets the wall
- Lumpy, uneven sealant from a DIY attempt
- Black spots spreading through the bead
- Water getting behind the kitchen upstand
When it is not the sealant
In fairness, there are a few things sealant will not fix:
- Cracks in the tray itself rather than the joint
- Cracked or missing grout between tiles (that is regrouting)
- A tray that rocks until it’s re-bedded
Work for landlords, hotels and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
How we quote for bathroom resealing
You will get a clear quote before work begins. It’s based on:
- Whether the work is at height
- The product the joint needs
- Any working-time requirements on site
- How much there is to do
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- Where the job is, and your postcode
- Roughly how big the job is
- Access, such as stairs, a lift or height
- Whether it’s a home or a business
Want a quote for bathroom resealing? Please phone 0345 464 0079 or drop us an email and tell us about the job. We’ll explain what we’d do and send you a clear quote before any work starts.
Your questions about bathroom resealing in WC1N
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Will you leave a mess?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.
What should I tell you?
Let us know what needs doing and where, with pictures by email if possible. We’ll ask anything else we need to know.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover WC1N, along with the rest of our area.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
