How the visit works
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work starts. The work normally takes a few hours, depending on how many layers have to come out. In Custom House, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.
- Surrounding tiles, trays and frames are protected first.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
How to prepare
- Clear items away from the joints we are working on

Remedial sealant in Custom House, done properly
Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint won’t last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. We are often asked to deal with smears and lumps from a botched reseal and over-sealed joints coming away, across failed movement joints, expansion joints and shrunken worktop sealant.
In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Custom House are no different.

What remedial sealant looks like in Custom House
London has hard water, which leaves limescale on sealant, grout and taps. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.
As a London address, Custom House can be tricky for parking: let us know about parking bays, permits or a driveway. Schools such as St Joachim's Catholic Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Common problems we fix in Custom House
Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.
These are the problems we’re asked about most:
- Thick, messy sealant smeared over tiles
- Products that weren’t meant for the joint
- Mould trapped under a layer of silicone
- Worktop sealant that has shrunk and split
For landlords with property near Custom House station, botched sealant from a previous quick fix is easier to strip out between tenants.

Custom House questions
Is parking a problem for a job in Custom House?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
Do you work for landlords with property near Custom House station?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Can you match the sealant colour?
Most of the time, yes. We’ll tell you which colours the right product comes in.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Can failed expansion joints be resealed?
Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.
Do you guarantee remedial jobs?
Yes. You get our 12-month guarantee.
What the job involves on each surface
Over-sealed & botched joints
A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.
Windows & doors
Smeared or badly matched mastic can be cut out and redone neatly, matched to the frame colour.
What we can’t put right
Sealant is not the answer to every problem, and we’ll tell you before any work starts. Sealant won’t put right:
- Tiles that have come away from the wall
- A tray or worktop that needs refixing first
- Older mastics that may need an asbestos check before removal
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.
Surfaces we seal
- Leaking tray & enclosure joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
- Botched or over-sealed joints
- Expansion joints
- Failed movement joints
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What else we do in Custom House
What affects the quote in Custom House
We quote each job individually. This is what makes a difference:
- How easy the joints are to reach
- Working hours on commercial sites
- Whether there’s mould to deal with
- The type of sealant required
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- Whether it has been sealed before
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.
Why act early in Custom House
DIY removal often leaves scratches and a film of residue, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in Custom House.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
