Mastic and sealant across E12

About bathroom resealing in E12

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We’re often asked to deal with water getting behind the bath panel and cracked, shrunken or lifting silicone, across kitchen worktops & upstands, wet rooms and sinks & splashbacks.

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. It normally takes around two hours for one bath or shower, longer for a whole bathroom.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Local landmarks in Manor Park

Around Manor Park, our work takes us to homes and buildings near Little Ilford School, St Mary's Church and Sir John Heron Primary School and the streets around them. Nearby too are Earl of Essex pub (less than half a mile west), Tyndale Academy (0.9 miles south-west) and Loxford Park (1.1 miles east). For rail, the closest station is Manor Park station, about 0.5 miles west of the centre. A little further out are Redbridge Museum (1 mile north-east) and Barking Community Hospital (2 miles south-east). Not far away are Hollow Pond and Ripple Nature Reserve.

Bathrooms and kitchens across E12

E12 has homes of every age, old and new, with plenty of rented property in places like East Ham, Ilford and Plashet. Sound sealant and clean grout keep water out and rooms looking cared for.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in E12.

Manor Park: In the older streets around St Mary's Church, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Manor Park station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Surface by surface

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.

What happens if it’s left?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal.

What your quote should include

  • When the joint can take water or movement
  • Who does the work, and how experienced they are
  • What happens if the job turns out different
  • Whether the sealant suits the joint

When something else is needed

A few problems are outside what sealant work can do:

  • Cracks in the tray itself rather than the joint
  • A leaking waste, trap or valve
  • A tray that rocks until it’s re-bedded

How we quote for bathroom resealing

Jobs vary more than people expect. The main factors:

  • How much there is to do
  • Whether old sealant or filler has to be cut out
  • Access and height
  • The number of rooms or windows

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel
  • Roughly how big the job is
  • A few photos by email, if you can

Asking for a quote is easy: tell us what needs doing and where. A few pictures by email make the job easier to understand.

For landlords and businesses

If you manage several properties in or around E12, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Questions from E12

Is the work guaranteed?

Yes. All our work comes with a 12-month guarantee, and we are fully insured.

Can you quote for more than one area?

Of course. Doing several areas at once is usually more efficient.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover E12, along with the rest of our area.

Can you get rid of the black mould in my sealant?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Do you work in E12?

Yes. We cover E12 and the rest of Greater London. To book, call 0345 464 0079 or drop us an email.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
