Bathroom resealing for East Ham homes and businesses

Bathroom resealing in East Ham

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across East Ham. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We work on wet rooms, basins & vanity units and kitchen worktops & upstands, and people most often call us about failed sealant on the screen profile and a messy, uneven bead from a previous reseal.

Hard London water leaves limescale on sealant, grout and taps alike. In East Ham, bathroom resealing is as much about a room looking cared for as about keeping water out.

Every job is covered by our one-year guarantee.

How we quote for bathroom resealing

We quote each job individually. These are the things that affect it:

  • The number of rooms or windows
  • Whether the work is at height
  • Mould in or behind the old joints
  • Working hours on commercial sites

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Asking for a quote

To make quoting easier, please include:

  • Any access issues, like height or stairs
  • Photos by email, if that’s easy
  • Where the job is, and your postcode
  • If someone has resealed it before

For bathroom resealing in East Ham, phone 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and you will get a clear quote before work begins.

East Ham homes and their sealant

London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.

Schools such as St Michael's Catholic Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around St Bartholomew's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

East Ham is about 5 miles south-east of Walthamstow, in Greater London. Honest limits

In fairness, some problems need a different trade:

  • A bath or tray that moves because it isn’t properly supported
  • Cracks in the tray itself rather than the joint
  • Tiles that have come away from the wall

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.

Your questions about bathroom resealing in East Ham

I live in a flat in East Ham. Can a failed seal leak into the flat below?

Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.

I let a flat near Barking station. Can you help?

Yes, we work for letting agents and landlords. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.

Do you work in East Ham?

We do. Our applicators work in East Ham, and the service is the same as everywhere else.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

How long does it take to reseal a bath or shower?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

What we’re called out for in East Ham

No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

The most common problems we see are:

  • Gaps between the worktop and the wall
  • Mouldy sealant that has gone black
  • A reseal done over the top of the old bead
  • Splits where the tray meets the wall

Letting a property close to Barking station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • How much experience the applicator has
  • Which colour the sealant will be
  • Whether the sealant suits the joint
  • Is VAT in the price?

Our hiring checklist

Looking after it afterwards

So the new joints stay in good condition:

  • Keep the fan on for a while after bathing
  • Do not let bottles sit on the bead
  • Wait for the cure time we give you
  • Squeegee the walls and tray after use

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

How the job changes by surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line does not stand out.

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

The process

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes around two hours for one bath or shower, longer for a whole bathroom. For a job in East Ham, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed

Advice

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
