Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Run the extractor fan during and after every shower
  • Use gentle cleaners on the silicone
  • Squeegee the walls and tray after use
  • Check the joints every few months for splits or lifting

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Bathroom resealing in Upton Park

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. If you have black mould in the silicone that won’t clean off and leaking joints on a shower screen, we can put it right, on shower trays & enclosures, sinks & splashbacks and basins & vanity units alike.

Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Upton Park, that is a good reason to put tired sealant and grout right early.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

Bathrooms and kitchens in Upton Park

London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.

As a London address, Upton Park can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. If you look after a building such as St Edward's Catholic Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Woodgrange Park station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We also work for property managers and facilities teams. We can quote a run of properties together.

Why deal with it now?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Upton Park, the repair is bigger than the sealant job would have been.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Why us?

  • A choice of colours where the product allows
  • Old sealant always removed completely
  • A sealant colour to suit the surroundings
  • Approved under the ARBOMaster scheme

Your questions about bathroom resealing in Upton Park

I live in a flat in Upton Park. Can a failed seal leak into the flat below?

Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.

Can you help a landlord with a rental near Woodgrange Park station?

Yes, we work for landlords and agents. You can ring 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.

Does the resealing come with a guarantee?

Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.

Will there be a smell?

There can be a smell while the sealant cures. Ventilation helps.

Are you insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

What we do, step by step

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a job in Upton Park, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Getting ready for the visit

  • Mention any tricky access
  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can

Advice

When it isn’t the sealant

It helps to know what we can’t do too:

  • A bath or tray that moves because it isn’t properly supported
  • Cracks in the tray itself rather than the joint
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before booking.

What the job involves on each surface

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
