Bathroom resealing across E6: what to expect
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Common call-outs are for failed sealant on the screen profile and splits where the tray meets the wall, on shower trays & enclosures, wet rooms and sinks & splashbacks.
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes around two hours for one bath or shower, longer for a whole bathroom.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
What affects the price in E6
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Around East Ham
Locally, jobs take us to homes and businesses close to The Miller's Well pub, The Service for Deaf and Partially Hearing Children and St Bartholomew's Church. Other local landmarks include Langdon School (0.5 miles north-east), St Michael's Catholic Primary School (under half a mile north-east) and Beckton District Park (1 mile south-west). East Ham’s nearest station is Barking station, about 1.3 miles north-east. Nearby you will also find Greenwich Castle (4.3 miles south-west) and Gallions Reach Shopping Park (1.6 miles south-east). For a walk, there’s Ripple Nature Reserve and Hollow Pond.
Where we work in E6
In E6, bathroom resealing takes in flats, houses, rentals and businesses, in Plaistow, Canning Town and Barking and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in E6.
East Ham: As a London address, East Ham can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. For an older house near a landmark such as St Bartholomew's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
When something else is needed
To be straight with you, there are a few things sealant will not fix:
- A tray that rocks until it’s re-bedded
- A cracked shower tray or bath (that needs repair or replacement)
- Damage behind the tiles that needs a tiler
Aftercare tips
To keep the joints looking good and working properly:
- Stick to a soft cloth and a mild cleaner
- Dry the bead with a towel now and then
- Give the silicone its full cure time
- Open a window or run the fan so the room dries
Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Quotes for bathroom resealing in E6
There’s no set price list, because jobs vary so much. The quote depends on:
- Access and height
- When we can work, for business premises
- The number of rooms or windows
- Any mould that needs treating
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or drop us an email.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- A few pictures by email, if you can
- The address or postcode of the job
- How we’d reach the joints
- Roughly how big the job is
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand.
For landlords and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
For anyone letting property in or around E6, several properties can go on one quote. Send us the addresses and the work at each.
Can I do it myself?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
E6 questions
Can you do several jobs on one visit?
Yes, we can. More than one area can go on one quote.
Is it OK to put new sealant on top of the old bead?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.
How long will the resealing take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
