Bathroom resealing near Plashet

Bathroom resealing for homes and businesses in Plashet

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on wet rooms, sinks & splashbacks and shower trays & enclosures, and the jobs we see most are mouldy sealant that has gone black and two layers of silicone, both failing.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Plashet are no different.

Big or small, you get the same one-year guarantee.

How the job changes by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Why it’s worth doing now in Plashet

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back. If something else is wrong, we will tell you. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in Plashet.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

What we do, step by step

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Plashet. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Advice

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Move toiletries away from the joint
  • Open a window or run the fan so the room dries
  • Keep an eye on the corners, where splits start

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • A bath or tray that moves because it is not properly supported
  • A tray or bath that is cracked through
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Plashet homes and their sealant

London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.

Managing a site like Plashet School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Church of St Barnabas, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

FAQs for Plashet

Can parking be tricky for a visit in Plashet?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Could a tired shower seal in my Plashet flat affect the neighbours below?

Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

Can you just seal over the old silicone?

No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

What should I tell you?

Let us know what needs doing and where, plus photos if you have them. We will ask anything else we need to know.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you need bathroom resealing in Plashet?

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

Signs it’s time to call us include:

  • A joint torn by a bath that flexes
  • Water getting behind the bath panel
  • Sealant that has split, shrunk or peeled away
  • Lumpy, uneven sealant from a DIY attempt

Plashet is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
