Bathroom resealing across SE7: what to expect
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on wet rooms, baths and sinks & splashbacks, and the jobs we see most are water getting behind the kitchen upstand and black spots spreading through the bead.
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Where we work in SE7
Our bathroom resealing work across SE7 covers homes, rentals and businesses, from Woolwich, Westcombe Park and Charlton to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building.
Charlton: Rented homes near Charlton station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Thorntree Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Common problems we fix in SE7
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
It’s worth asking for a quote if you see:
- Cracked, shrunken or lifting silicone
- A joint torn by a bath that flexes
- A messy, uneven bead from a previous reseal
- Water escaping at the shower enclosure
Quotes for bathroom resealing in SE7
Call for a quick quote. The main things that affect it are:
- The amount of work
- How much old sealant there is and how hard it is to remove
- When we can work, for business premises
- Any mould that needs treating
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Pictures of the joints, sent by email
- Roughly how big the job is
- How we’d reach the joints
- The type of property
Need a quote? Please phone 0345 464 0079 or email us with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
When it is not the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Water coming from the plumbing rather than the joint
- Cracks in the tray itself rather than the joint
- Loose or hollow tiles, or failed tanking behind them
Leave it or put it right?
The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early.
What your quote should include
- What happens if the job turns out different
- How the surfaces are prepared before sealing
- Are they insured?
- Who turns up on the day
Different surfaces, different methods
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
FAQs for SE7
How long does a bath or shower reseal take?
Allow two to three hours for a typical bath, depending on how much old sealant there is. We will confirm how long your job needs when we quote.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Can you get rid of the black mould in my sealant?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
Do you work in SE7?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes SE7.
I rent my home. Can I book you?
Of course. Check with your landlord; we can send the quote to them too.
