Bathroom resealing in New Charlton

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. Common call-outs are for mouldy sealant that has gone black and failed sealant on the screen profile, across wet rooms, basins & vanity units and sinks & splashbacks.

In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Leave it or put it right?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.

Combining jobs into one visit normally makes better use of the time than several visits. We’ll send you a clear quote for the lot.

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Movement from a bath with loose feet or no proper support
  • A tray or bath that’s cracked through
  • A leaking waste, trap or valve

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.

New Charlton questions

Do you work for hotels and guest houses in New Charlton?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

I live in a flat in New Charlton. Can a failed seal leak into the flat below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Can you just seal over the old silicone?

No, never. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Do you have insurance?

Yes. We are fully insured.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

What affects the quote in New Charlton

Jobs vary more than people expect. What affects the quote:

  • How many areas need sealing
  • Which sealant suits the joint
  • Any working-time requirements on site
  • Access and height

The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before we start.

  • The type of property

What bathroom resealing looks like in New Charlton

There are hotels and other places to stay in and around New Charlton. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.

In the older streets around St Catherine Labouré, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Royal Greenwich Trust School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. New Charlton is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

How it works

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. It normally takes a morning or an afternoon for most single baths and showers. In New Charlton, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Mention any tricky access
  • Let us know if you’ve seen damp or leaks
  • Keep pets and children clear of the area while we work

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep scourers and sharp tools away from the bead
  • Wipe the sealant dry after showering
  • Wait for the cure time we give you
  • Look for lifting corners and small gaps now and then

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
