Our bathroom resealing service in SE18
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on basins & vanity units, shower trays & enclosures and kitchen worktops & upstands, and common reasons people get in touch are a messy, uneven bead from a previous reseal and water getting behind the bath panel.
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes a morning or an afternoon for most single baths and showers.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, usually after around 24 hours.
What affects the price in SE18

Bathroom resealing across SE18: local notes
In SE18, bathroom resealing takes in flats, houses, rentals and businesses, in Plumstead, Woolwich and Charlton and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across SE18 is planned around the weather.
Plumstead: Schools such as South Rise Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Plumstead station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Surface by surface
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
Signs you need bathroom resealing
A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.
These are the problems we are asked about most:
- Damp behind the bath or under the tray
- Two layers of silicone, both failing
- Failed sealant on the screen profile
- Sealant that has split, shrunk or peeled away
When it isn’t the sealant
In fairness, there are a few things sealant will not fix:
- Tiles that have come away from the wall
- Movement from a bath with loose feet or no proper support
- Failed grout lines across the wall

- Where the job is, and your postcode
- How we’d reach the joints

Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Common questions in SE18
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages to suit the site.
Can I choose the colour of the sealant?
There’s a choice: clear, white and colours chosen to suit the room. We will talk it through when we quote.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
What information do you need?
A short description and the location, plus pictures if you have them. We will ask anything else we need to know.
Do you have insurance?
Yes. We’re fully insured for domestic and commercial work.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
What does bathroom resealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.
