Our bathroom resealing service in DA7

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across DA7. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We work on kitchen worktops & upstands, baths and wet rooms, and the jobs we see most are leaks into the floor or ceiling below and lumpy, uneven sealant from a DIY attempt.

There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes a couple of hours for a single bath or shower, including the tidy-up.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Near you in Bexleyheath

In Bexleyheath, that means homes and buildings near Trinity Baptist Church, St Catherine's Catholic School and Upland Primary School, among other places. Other local landmarks include Danson Park (0.9 miles west), Bexleyheath Academy (within half a mile east) and The Volunteer pub (within half a mile north). There’s a railway station in Bexleyheath itself: Bexleyheath station. Other landmarks nearby include Bexley Hospital (less than half a mile west) and Bexley Museum (1.2 miles south-east). Not far away are Summer Hill and Wansunt Pit.

Bathrooms and kitchens across DA7

In DA7, bathroom resealing takes in flats, houses, rentals and businesses, in Erith, Northumberland Heath and Lessness Heath and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in DA7 is planned around the forecast.

Bexleyheath: If you look after a building such as Upland Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Trinity Baptist Church, walls and floors in older homes can move, and sealant and grout show it first.

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Let new sealant cure fully before it gets wet
  • Stick to a soft cloth and a mild cleaner
  • Squeegee the walls and tray after use
  • Dry worktop joints after washing up

Give the silicone time to cure before it gets wet, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It’s based on:

  • Which sealant suits the joint
  • Access and height
  • The amount of work
  • Whether there’s mould to deal with

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What we need to know

Photos help, but a description is a good start. Please mention:

  • The rough size of the job
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Why deal with it now?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect.

Common questions in DA7

Do you cover DA7?

Yes. We work in DA7 and the rest of Greater London. To book, call 0345 464 0079 or email us.

Do you guarantee your resealing?

Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
