Bathroom resealing in DA2: how it works
Homes in DA2 have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We’re often asked to deal with sealant that has split, shrunk or peeled away and failed sealant on the screen profile, across sinks & splashbacks, shower trays & enclosures and baths.
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What affects the price in DA2
What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.

The nearest railway station is Farningham Road station, roughly 1.6 miles south-west of the centre. Bathroom resealing across DA2: local notes
Our bathroom resealing work across DA2 covers homes, rentals and businesses, in Dartford, Temple Hill and Joyden's Wood and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in DA2, surfaces are cleaned back properly before new sealant goes in.
Darenth: Rented homes near Farningham Road station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Greenlands Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Why deal with it now?
Sorting it now is quick: it takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating.
Questions to ask before you book
- What product goes in the joint
- How the surfaces are prepared before sealing
- What guarantee comes with the work
- What happens if the job turns out different
Signs you need bathroom resealing
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
The problems people normally mention when they call include:
- Black mould in the silicone that will not clean off
- Damp behind the bath or under the tray
- Water escaping at the shower enclosure
- Lumpy, uneven sealant from a DIY attempt
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Cracked or missing grout between tiles (that’s regrouting)
- Cracks in the tray itself rather than the joint
- A tray that rocks until it’s re-bedded
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Your questions about bathroom resealing in DA2
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.
Do you have insurance?
Yes, we’re fully insured for every job we do.
Do you come to DA2?
We do. Our applicators work in DA2.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
Do you work for letting agents?
Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
Does the resealing come with a guarantee?
Yes. Our one-year guarantee covers every job, and we are ARBOMaster approved applicators.
