Sealant work in DA10

Our bathroom resealing service in DA10

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on sinks & splashbacks, wet rooms and baths, and common reasons people get in touch are water getting behind the kitchen upstand and splits where the tray meets the wall.

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Bathroom resealing across DA10: local notes

DA10 has homes of every age, old and new, with plenty of rented property in places like Swanscombe, Ebbsfleet Valley and Greenhithe. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.

Ebbsfleet Valley: For site and facilities teams at buildings such as Cherry Orchard Primary Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Ebbsfleet International station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Signs you need bathroom resealing

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

The most common problems we see are:

  • Water getting behind the bath panel
  • Lumpy, uneven sealant from a DIY attempt
  • Sealant that has split, shrunk or peeled away
  • Gaps between the worktop and the wall

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

How we quote for bathroom resealing

Call for a quick quote. What matters most is:

  • The old material and how stubborn it is
  • Mould in or behind the old joints
  • The type of sealant required
  • The size of the job

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Any access issues, like height or stairs
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode

We quote each job on its own. Simply phone 0345 464 0079 or send us an email and describe the job and send photos if you have them.

Honest limits

We will not take on work that will not last, so these are the limits:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Loose or hollow tiles, or failed tanking behind them
  • Movement from a bath with loose feet or no proper support

DA10: your questions answered

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or send us an email.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can landlords and businesses book you?

Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.
