Bathroom resealing in RM16: how it works
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on sinks & splashbacks, baths and wet rooms, and the jobs we see most are gaps where the bath or tray has moved and a bead that has pulled away from the tiles.
We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take half a day or less for one room, longer when the kitchen is included.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Bathrooms and kitchens across RM16
Our bathroom resealing work across RM16 covers homes, rentals and businesses, in Grays, Chadwell St Mary and South Stifford and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in RM16, joints are cleaned back properly before anything new goes in. Along the coast in RM16, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.
Chadwell St Mary: If you look after a building such as Herringham Primary Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Emmanuel Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Keep the fan on for a while after bathing
- Clean with a mild bathroom cleaner and a soft cloth
- Wipe up water along the back of the worktop
- Move toiletries away from the joint
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
When it isn’t the sealant
It helps to know what we can’t do:
- A tray or bath that’s cracked through
- Movement from a bath with loose feet or no proper support
- Loose or hollow tiles, or failed tanking behind them
How the job changes by surface
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Baths
Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.
What affects the cost of bathroom resealing
Jobs vary more than people expect. The main factors:
- Access and height
- The type of sealant required
- The number of rooms or windows
- Any mould that needs treating
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- How we’d reach the joints
- What’s wrong with the joints now
- If someone has resealed it before
- The type of property
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.
Questions from RM16
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. Then call 0345 464 0079 or send us an email.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
Where are you based?
Mr Mastic is based in Crawley. We cover RM16 and the rest of Thurrock, along with the rest of our area.
Are you fully insured?
Yes, we’re fully insured for every job we do.
