Bathroom resealing in DA1: how it works

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on wet rooms, shower trays & enclosures and basins & vanity units, and people most often call us about gaps where the bath or tray has moved and black mould in the silicone that won’t clean off.

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take half a day or less for one room, longer when the kitchen is included.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

What’s near Dartford

Typical jobs here are in homes near The Rose pub, Central Park and Stone Lodge School and the streets around them. Nearby too are Leigh Academy (0.7 miles south-east), Dartford Primary Academy (less than half a mile south-east) and Church of the Holy Trinity (less than half a mile west). Dartford has its own railway station: Dartford station. Nearby you will also find Dartford Library (within half a mile west) and Bluewater (2.1 miles east). Not far away are Wansunt Pit and Sawyers Lake.

Bathroom resealing across DA1: local notes

From Dartford, Bexley and Temple Hill to its smaller places, homes across DA1 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials.

Dartford: If you look after a building such as Dartford Primary Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Dartford station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Signs you need bathroom resealing

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

It’s worth asking for a quote if you see:

  • A joint torn by a bath that flexes
  • Cracked, shrunken or lifting silicone
  • A reseal done over the top of the old bead
  • Gaps between the worktop and the wall

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

When something else is needed

Sealant is not the answer to every problem, and we’ll tell you before we start. Sealant will not put right:

  • Tiles that have come away from the wall
  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall

Surface by surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
