Bathroom resealing in Crayford

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a morning or an afternoon for most single baths and showers, and the area is left clean. In a smaller place like Crayford, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Advice

Bathroom resealing in Crayford

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We are often asked to deal with a messy, uneven bead from a previous reseal and water getting behind the kitchen upstand, on shower trays & enclosures, basins & vanity units and sinks & splashbacks.

Around Crayford, you will mostly find houses and bungalows, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

You’re covered for a year from the day we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

Bathrooms and kitchens in Crayford

Crayford has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as Wentworth Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Crayford station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

How the job changes by surface

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Crayford questions

Do you work in hotels near Crayford?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you cover smaller places like Crayford?

Yes, Crayford is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

How long does the new silicone need before I use the shower?

Normally after around 24 hours. You’ll get the exact cure time before we leave.

My sealant has gone black. Can you sort it?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Damage behind the tiles that needs a tiler
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water getting in through the grout rather than the sealant

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before you book.

What we seal

  • Sinks & splashbacks
  • Basins & vanity units
  • Shower trays & enclosures

How we quote for bathroom resealing

We do not publish a price list, because jobs vary so much. The quote depends on:

  • How much there is to do
  • Any working-time requirements on site
  • Mould in or behind the old joints
  • Access and height

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • If someone has resealed it before
  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height

Want a quote for bathroom resealing? Please ring 0345 464 0079 or drop us an email and tell us about the job. We will explain what we’d do and send you a clear quote before any work starts.

When to call us in Crayford

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

Most people get in touch when they notice something like this:

  • Black mould in the silicone that won’t clean off
  • Smears of silicone across the tiles
  • A reseal done over the top of the old bead
  • Leaking joints on a shower screen

In the older streets around Church of St Paulinus, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before you book

  • What the quote includes, VAT included or not
  • Whether they’re fully insured
  • Whether you can choose the colour
  • Whether all the old sealant comes out first

Our hiring checklist

Looking after it afterwards

Looking after new joints is easy:

  • Use gentle cleaners on the silicone
  • Wait for the cure time we give you
  • Check the joints every few months for splits or lifting
  • Wipe the sealant dry after showering

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just phone 0345 464 0079 or send us an email.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
