How we handle bathroom resealing in North End

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Common call-outs are for leaking joints on a shower screen and mouldy sealant that has gone black, across kitchen worktops & upstands, shower trays & enclosures and basins & vanity units.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in North End are no different.

All of our work is guaranteed for twelve months, in North End and everywhere else we cover.

Why act early in North End

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in North End.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Bathrooms and kitchens in North End

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as St. Augustine's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Slade Green station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Common problems we fix in North End

Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

It’s worth asking for a quote if you see:

  • Sealant that has split, shrunk or peeled away
  • Leaking joints on a shower screen
  • Shrunken sealant along the back of a worktop
  • Splits where the tray meets the wall

North End is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

What to look for in a quote

  • What insurance they hold
  • How long the guarantee is
  • What the quote includes, VAT included or not
  • What happens if they find a problem under the old sealant

Landlords, agents and businesses in North End

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

What affects the quote in North End

You’ll get a clear quote before work begins. It’s based on:

  • The number of rooms or windows
  • Any mould that needs treating
  • Whether the work is at height
  • When we can work, for business premises

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Surface by surface

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

FAQs for North End

Is parking an issue for bathroom resealing in North End?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Can you help a landlord with a rental near Slade Green station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or send us an email.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area.

Is it OK to put new sealant on top of the old bead?

No. New silicone will not bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

What we do, step by step

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. In North End, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We start by protecting the area and stripping out the old bead.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Clear items away from the joints we’re working on
  • Let us know about stairs, lifts or work at height

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Give the silicone its full cure time
  • Stick to a soft cloth and a mild cleaner
  • Dry the bead with a towel now and then
  • Don’t let bottles sit on the bead

Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
