Bathroom resealing in DA17: how it works
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you ring 0345 464 0079 or email us, and we’ll give you a clear quote before any work starts. We work on shower trays & enclosures, wet rooms and basins & vanity units, and common reasons people get in touch are mouldy sealant that has gone black and damp behind the bath or under the tray.
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before we start. The work generally takes half a day or less for one room, longer when the kitchen is included.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Bathroom resealing across DA17: local notes
Our bathroom resealing work across DA17 covers homes, rentals and businesses, in Erith, Belvedere and Lessness Heath and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across DA17 is planned around the weather.
Belvedere: For an older house near a landmark such as Parish Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Belvedere is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Honest limits
In fairness, there are a few things sealant will not fix:
- Water coming from the plumbing rather than the joint
- Failed grout lines across the wall
- Loose or hollow tiles, or failed tanking behind them
Keeping the joints in good condition
After the cure time, these simple habits help:
- Check the joints every few months for splits or lifting
- Clean with a mild bathroom cleaner and a soft cloth
- Move toiletries away from the joint
- Wait for the cure time we give you
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Surface by surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
FAQs for DA17
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Is there any odour?
Possibly a little. It fades as the sealant cures, and ventilation helps.
What does bathroom resealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
What should I tell you?
Let us know what needs doing and where, plus pictures if you have them. If we need more, we will ask.
Are you insured?
Yes, we are fully insured for domestic and commercial work.
Can you quote for more than one area?
Yes. Just list everything you need and we’ll quote it together.
