Belvedere Bathroom Resealing
Problem with your baths, showers and worktops in Belvedere? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Leaking joints on a shower screen
- A bead that has pulled away from the tiles
- New sealant laid over old sealant that is now lifting
Bathroom resealing for homes and businesses in Belvedere
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on shower trays & enclosures, wet rooms and basins & vanity units, and people most often call us about gaps where the bath or tray has moved and water escaping at the shower enclosure.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Belvedere, bathroom resealing is as much about a room looking cared for as about keeping water out.
A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Different surfaces, different methods
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point.
Belvedere homes and their sealant
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. London has hard water, so limescale builds up on sealant, grout and fittings.
Letting a property close to Belvedere station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Parish Church of All Saints include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. As a London address, Belvedere can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Quotes for bathroom resealing in Belvedere
Jobs vary more than people expect. The main factors:
- How much there is to do
- How many areas need sealing
- How much old sealant there is and how hard it is to remove
- Access and height
Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.
What we need to know
When you call or email, it’s useful to know:
- Roughly how big the job is
- The problem you’ve noticed
- Whether it has been sealed before
- Access, such as stairs, a lift or height
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or email us.
How it works
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. It generally takes a couple of hours for a single bath or shower. In Belvedere, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Before we arrive
- Mention any sign-in or site rules at work premises
- Mention any tricky access
- Try not to wet indoor joints just before the visit

When it isn’t the sealant
To be straight with you, some problems need a different trade:
- Water getting in through the grout rather than the sealant
- Cracks in the tray itself rather than the joint
- Tiles that have come away from the wall
If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Dry worktop joints after washing up
- Wipe the sealant dry after showering
- Avoid abrasive pads on the sealant
- Do not let bottles sit on the bead
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Why act early in Belvedere
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Belvedere, the repair is bigger than the sealant job would have been.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Belvedere: your questions answered
Can parking be tricky for a visit in Belvedere?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Could a tired shower seal in my Belvedere flat affect the neighbours below?
Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. A proper reseal before the leak starts is the easy fix.
Do you work in Belvedere?
Yes. We work in Belvedere, as part of our work across South East England, London and Scotland. To book, phone 0345 464 0079 or send us an email.
Is it OK to put new sealant on top of the old bead?
No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.
How long before the new sealant can get wet?
Usually after around 24 hours. You will get the exact cure time before we leave.
Are you fully insured?
Yes. We are fully insured for domestic and commercial work.
Can mouldy silicone be sorted out?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures.
