About bathroom resealing in DA9

Homes in DA9 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on baths, wet rooms and shower trays & enclosures, and the jobs we see most are two layers of silicone, both failing and leaks into the floor or ceiling below.

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a morning or an afternoon for most single baths and showers.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Bathroom resealing across DA9: local notes

Our bathroom resealing work across DA9 covers homes, rentals and businesses, in Swanscombe, Greenhithe and Stone and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in DA9 is planned around the forecast.

Swanscombe: Rented homes near Greenhithe for Bluewater station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Knockhall Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Leave it or put it right?

Sorting it now is quick: it takes a couple of hours for a single bath or shower. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

Different surfaces, different methods

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

How we quote for bathroom resealing

The price is agreed before any work begins. It takes into account:

  • Whether the work is at height
  • Whether there’s mould to deal with
  • The type of sealant required
  • How many rooms, windows or areas are involved

The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • Roughly how big the job is

Every job is quoted individually. Just ring 0345 464 0079 or drop us an email with the details, and pictures are welcome.

Looking after it afterwards

So the new joints stay in good condition:

  • Squeegee the walls and tray after use
  • Check the joints every few months for splits or lifting
  • Never pick at the silicone with a blade
  • Keep the fan on for a while after bathing

Wipe up standing water along the worktop joint. A dry joint lasts longer.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Why it fails

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

The most common problems we see are:

  • Gaps where the bath or tray has moved
  • Water getting behind the kitchen upstand
  • Damp behind the bath or under the tray
  • New sealant laid over old sealant that is now lifting

Common questions in DA9

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Do you work for letting agents?

Yes. We work in homes, commercial premises and hotels.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
