Sealant work in DA11

Bathroom resealing in DA11: how it works

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on sinks & splashbacks, shower trays & enclosures and basins & vanity units, and the jobs we see most are smears of silicone across the tiles and two layers of silicone, both failing.

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

What you will pay

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Where we work in DA11

Homes across DA11 range from older properties to new builds, with plenty of rented property in places like Gravesend, Northfleet and Windmill Hill. Sound sealant and clean grout keep water out and rooms looking cared for.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in DA11, surfaces are cleaned back properly before new sealant goes in. Along the coast in DA11, window and wall joints facing the sea take the brunt of the weather, and that is where sealant usually gives up first. Good preparation and the right sealant help it cope.

Northfleet: Managing a site like Northfleet Technology College? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of All Saints, older homes can move a little, which is hard on rigid grout and tired sealant.

What affects the quote in DA11

Call for a quick quote. The main things that affect it are:

  • How many rooms, windows or areas are involved
  • Any mould that needs treating
  • Any working-time requirements on site
  • Which sealant suits the joint

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

What to tell us for a quote

When you contact us, these details help:

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Look for lifting corners and small gaps now and then
  • Dry worktop joints after washing up
  • Do not let bottles sit on the bead
  • Run the extractor fan during and after every shower

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Why deal with it now?

Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove.

What your quote should include

  • How much experience the applicator has
  • What product goes in the joint
  • Are they insured?
  • What happens if they find a problem under the old sealant

What we’re called out for in DA11

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

If you can see any of these, it’s time to have the joints looked at:

  • Shrunken sealant along the back of a worktop
  • Damp behind the bath or under the tray
  • Failed sealant on the screen profile
  • Two layers of silicone, both failing

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

Common questions in DA11

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few photos.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.

How do I get a quote for bathroom resealing in DA11?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.

Where is Mr Mastic based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

Is it OK to put new sealant on top of the old bead?

No. New silicone will not bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.
