Honest limits

In fairness, there are a few things sealant will not fix:

  • Cracked or missing grout between tiles (that is regrouting)
  • Movement from a bath with loose feet or no proper support
  • Cracks in the tray itself rather than the joint

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.

Bathroom resealing for homes and businesses in Darenth

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We’re often asked to deal with a messy, uneven bead from a previous reseal and black spots spreading through the bead, across basins & vanity units, sinks & splashbacks and wet rooms.

Somewhere as small as Darenth, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Big or small, you get the same 12-month guarantee in Darenth and across Kent.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Use gentle cleaners on the silicone
  • Don’t leave water standing on kitchen joints
  • Open a window or run the fan so the room dries
  • Give the silicone its full cure time

In a kitchen, do not let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Surface by surface

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere as small as Darenth, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Bathroom resealing around Darenth

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you look after a building such as Greenlands Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Farningham Road station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Church of St Margaret of Antioch, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What happens if it’s left?

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows. Where a wall is exposed, as many are in small places like Darenth, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
