FAQs for North Woolwich
Can parking be tricky for a visit in North Woolwich?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
I live in a flat in North Woolwich. Can a failed seal leak into the flat below?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Do you reseal kitchen worktops and sinks too?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Where do you work from?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Is it OK to put new sealant on top of the old bead?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
I’m a tenant. Can you help?
Of course. Check with your landlord; we can send the quote to them too.
What colours of sealant can you use?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
North Woolwich homes and their sealant
London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.
Homes close to St John's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Oasis Academy Silvertown, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Woolwich Dockyard station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

The process
You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes around two hours for one bath or shower, longer for a whole bathroom in most cases. In a London area like North Woolwich, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Getting ready for the visit
- Mention any tricky access
- Let us know if you’ve seen damp or leaks
- Move anything stored near the joints

Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Dry the bead with a towel now and then
- Dry worktop joints after washing up
- Run the extractor fan during and after every shower
- Keep scourers and sharp tools away from the bead
Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Different surfaces, different methods
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Honest limits
Before you book, it’s worth knowing the limits too:
- Cracked or missing grout between tiles (that’s regrouting)
- Water coming from the plumbing rather than the joint
- Tiles that have come away from the wall

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
What happens if it’s left?
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. In a flat in North Woolwich, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, ring 0345 464 0079 or drop us an email and we will give you an honest view and a quote.
