Bathroom resealing across RM9: what to expect

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on wet rooms, shower trays & enclosures and baths, and the jobs we see most are sealant that has split, shrunk or peeled away and black spots spreading through the bead.

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How we quote

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Local landmarks in Becontree

We work in homes and buildings around Robert Clack School, Parsloes Park and St Joseph's Catholic Primary School and the streets around them. Nearby too are St George's (less than half a mile south-east) and Eastbrook pub (0.9 miles east). Becontree’s nearest station is Chadwell Heath station, about 1.5 miles north-west. Other landmarks nearby include Redbridge Museum (3 miles west) and The Brewery (2.4 miles north-east). Not far away are Dagenham Village Churchyard.

Where we work in RM9

RM9 has homes of every age, old and new, and in places like Barking, Dagenham and Becontree there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in RM9, joints are cleaned back properly before anything new goes in.

Becontree: Becontree is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. In the older streets around St George's, walls and floors in older homes can move, and sealant and grout show it first.

Why act early?

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out.

What your quote should include

  • What happens if the job turns out different
  • Is the old sealant removed completely?
  • What the cure time is
  • How the surfaces are prepared before sealing

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Wait for the cure time we give you
  • Dry the bead with a towel now and then
  • Stick to a soft cloth and a mild cleaner
  • Keep an eye on the corners, where splits start

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Surface by surface

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

How we quote for bathroom resealing

There’s no set price list, because jobs vary so much. What we look at:

  • The old material and how stubborn it is
  • How much there is to do
  • The type of sealant required
  • Working hours on commercial sites

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • The problem you’ve noticed
  • The type of property
  • Any access issues, like height or stairs
  • Roughly how big the job is

If you are in RM9 and need bathroom resealing, ring 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and you will get a clear quote before work begins.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • A leaking waste, trap or valve
  • A tray that rocks until it’s re-bedded
  • Tiles that have come away from the wall

RM9 questions

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or drop us an email.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

What colours of sealant can you use?

You’re not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
