How bathroom resealing works in RM13

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on sinks & splashbacks, baths and shower trays & enclosures, and common reasons people get in touch are mouldy sealant that has gone black and new sealant laid over old sealant that is now lifting.

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

How we quote

Near you in Rainham

Locally, jobs take us to homes and businesses close to Rainham Village Primary School, Harris Academy Rainham and The Chafford School. Other local landmarks include Wildspace Conservation Park (1 mile south), Church of St Helen and St Giles (under half a mile west) and The Phoenix pub (under half a mile west). There’s a railway station in Rainham itself: Rainham (Essex) station. Nearby you’ll also find St George's Hospital (2.3 miles north-east) and Erith Museum (2.6 miles south). Not far away are Ingrebourne Marshes.

Bathroom resealing across RM13: local notes

From Dagenham, Elm Park and Rainham to its smaller places, homes across RM13 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in RM13 is planned around the forecast.

Rainham: Schools such as Rainham Village Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Rainham (Essex) station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Landlord and commercial work in RM13

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we are fully insured.

How we quote for bathroom resealing

Call for a quick quote. What matters most is:

  • The number and length of the joints
  • The product the joint needs
  • Access and height
  • The old material and how stubborn it is

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Where the property is
  • The rough size of the job
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now

We quote each job on its own, so start by telling us what you need. Just phone 0345 464 0079 or send us an email with the details.

Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Loose or hollow tiles, or failed tanking behind them
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that’s cracked through

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Open a window or run the fan so the room dries
  • Wipe up water along the back of the worktop
  • Keep scourers and sharp tools away from the bead
  • Use gentle cleaners on the silicone

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

How the job changes by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line doesn’t stand out.
