Bathroom resealing in RM12: how it works
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on kitchen worktops & upstands, sinks & splashbacks and wet rooms, and the jobs we see most are shrunken sealant along the back of a worktop and mouldy sealant that has gone black.
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
How we quote
The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

Local landmarks in Hornchurch
Around Hornchurch, our work takes us to homes and buildings near J.J. Moon's pub, Langtons Infant School and Abbs Cross Academy and Arts College, among other places. Nearby too are Saint George's Church (within half a mile south) and St. Andrew's Park (0.7 miles north-east). The nearest railway station is Emerson Park station, about 0.7 miles north. Nearby you will also find Upminster Tithe Barn Museum of Nostalgia (1.9 miles east) and The Brewery (1.8 miles north-west). Open spaces near Hornchurch include Hornchurch Cutting.
Bathroom resealing across RM12: local notes
From Hornchurch, Elm Park and South Hornchurch to its smaller places, homes across RM12 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building.
Hornchurch: Managing a site like Langtons Infant School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Emerson Park station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Can I do it myself?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
When something else is needed
It helps to know what we cannot do too:
- Loose or hollow tiles, or failed tanking behind them
- A tray that rocks until it’s re-bedded
- Water coming from the plumbing rather than the joint
Signs you need bathroom resealing
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
The most common problems we see are:
- Cracked, shrunken or lifting silicone
- Damp behind the bath or under the tray
- Black spots spreading through the bead
- Water escaping at the shower enclosure
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Squeegee the walls and tray after use
- Look for lifting corners and small gaps now and then
- Dry worktop joints after washing up
- Wait for the cure time we give you
Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just call 0345 464 0079 or drop us an email.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
How we quote for bathroom resealing
Jobs vary more than people expect. What affects the quote:
- The old material and how stubborn it is
- The number of rooms or windows
- Whether there’s mould to deal with
- The product the joint needs
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear price before we start.
What we need to know
When you contact us, these details help:
- The address or postcode of the job
- Pictures of the joints, sent by email
- How we’d reach the joints
- The problem you’ve noticed
Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.
RM12: your questions answered
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply call 0345 464 0079 or email us.
Is white the only colour available?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
