About our bathroom resealing in Hornchurch

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Hornchurch. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on basins & vanity units, baths and wet rooms, and people most often call us about black spots spreading through the bead and a reseal done over the top of the old bead.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Hornchurch are no different.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

FAQs for Hornchurch

Can parking be tricky for a visit in Hornchurch?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Can you help a landlord with a rental near Emerson Park station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

When can I use the bath or shower again?

We give you the cure time before we leave, and it’s usually around 24 hours. Getting it wet too early can spoil the new joint.

Do the sealants smell?

There can be a smell while the sealant cures. Opening a window helps.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Avoid abrasive pads on the sealant
  • Dry the bead with a towel now and then
  • Open a window or run the fan so the room dries
  • Check the joints every few months for splits or lifting

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Surface by surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.

Hornchurch homes and their sealant

In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London’s water is hard, which leaves limescale on sealant, grout and taps.

If you live in an older home near Saint George's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. As a London address, Hornchurch can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

How we quote for bathroom resealing

The quote reflects the job in front of us. We look at:

  • The type of sealant required
  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Asking for a quote

When you contact us, it’s useful to know:

  • The type of property
  • Pictures of the joints, sent by email
  • If someone has resealed it before
  • The problem you’ve noticed

We don’t publish a price list. Instead, we send you a clear quote for your job. To arrange one, call 0345 464 0079 or send us an email.

When to call us in Hornchurch

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Common reasons people contact us include:

  • Gaps between the worktop and the wall
  • A joint torn by a bath that flexes
  • Water getting behind the bath panel
  • New sealant laid over old sealant that is now lifting

If you look after a building such as Langtons Infant School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Before booking anyone

  • Who does the work, and how experienced they are
  • What happens if the job turns out different
  • How the joint is cleaned and prepared
  • How the colour is chosen

10 questions to ask before booking

How the visit works

At the end, we look at the finished work together and explain the cure time. The visit itself normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the size of the job. In a London area like Hornchurch, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before
  • Clear items away from the joints we are working on

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

When something else is needed

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Movement from a bath with loose feet or no proper support
  • Water getting in through the grout rather than the sealant
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before you book.
