Bathroom resealing in RM1: how it works
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We’re often asked to deal with new sealant laid over old sealant that is now lifting and water getting behind the bath panel, on wet rooms, basins & vanity units and sinks & splashbacks.
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
What you’ll pay
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Bathrooms and kitchens across RM1
From Romford, Hornchurch and Heath Park to its smaller places, homes across RM1 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building.
Romford: Romford is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Managing a site like Concordia Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
For landlords and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
Signs you need bathroom resealing
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
The problems people usually mention when they call include:
- Failed sealant on the screen profile
- Sealant that has split, shrunk or peeled away
- A messy, uneven bead from a previous reseal
- Gaps between the worktop and the wall
Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Do not leave water standing on kitchen joints
- Let new sealant cure fully before it gets wet
- Run the extractor fan during and after every shower
- Squeegee the walls and tray after use
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Different surfaces, different methods
Basins & vanity units
Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
RM1 questions
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you do kitchens as well as bathrooms?
Yes. Next to the sink we use a food-safe product where it’s needed.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Are you insured?
Yes. We’re fully insured.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
How long will the resealing take?
Allow a couple of hours for a single bath or shower. We will confirm how long your job needs when we quote.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
