How bathroom resealing works in RM4
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for mouldy sealant that has gone black and water escaping at the shower enclosure, across shower trays & enclosures, basins & vanity units and wet rooms.
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take around two hours for one bath or shower, longer for a whole bathroom.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What affects the price in RM4
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Bathroom resealing across RM4: local notes
Our bathroom resealing work across RM4 covers homes, rentals and businesses, in Chase Cross, Abridge and Stapleford Abbotts and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in RM4 is planned around the forecast.
Abridge: For site and facilities teams at buildings such as Lambourne Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Chingford station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Why deal with it now?
Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you.
Questions to ask before booking
- How the joint is cleaned and prepared
- Whether you can choose the colour
- What insurance they hold
- What product goes in the joint
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Keep an eye on the corners, where splits start
- Give the silicone its full cure time
- Don’t leave water standing on kitchen joints
- Open a window or run the fan so the room dries
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
When something else is needed
A few problems are outside what sealant work can do:
- Cracked or missing grout between tiles (that is regrouting)
- A bath or tray that moves because it is not properly supported
- Loose or hollow tiles, or failed tanking behind them
Signs you need bathroom resealing
Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
The most common problems we see are:
- Failed sealant on the screen profile
- A reseal done over the top of the old bead
- Lumpy, uneven sealant from a DIY attempt
- Water getting behind the kitchen upstand
What affects the cost of bathroom resealing
Jobs vary more than people expect. The main factors:
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
- The size of the job
- How easy the joints are to reach
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- If someone has resealed it before
- Whether it’s a home or a business
- The rough size of the job
- Pictures of the joints, sent by email
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

That depends on the sealant. Some products have a noticeable smell, others very little.

What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.
