Bathroom resealing in Lambourne, done properly
Across Lambourne, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. If you are dealing with leaking joints on a shower screen and cracked, shrunken or lifting silicone, we can put it right, on baths, kitchen worktops & upstands and shower trays & enclosures alike.
Being in a small place like Lambourne makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
A one-year guarantee comes as standard, so you are covered after we’ve gone.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
When something else is needed
To be straight with you, there are a few things sealant won’t fix:
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that’s regrouting)
- Cracks in the tray itself rather than the joint
If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.
What we seal
- Baths
- Basins & vanity units
- Wet rooms
- Sinks & splashbacks
- Kitchen worktops & upstands
- Shower trays & enclosures
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Move toiletries away from the joint
- Dry worktop joints after washing up
- Let new sealant cure fully before it gets wet
- Look for lifting corners and small gaps now and then
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
What we’re called out for in Lambourne
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
If you can see any of these, it’s time to have the joints looked at:
- Black spots spreading through the bead
- Water getting behind the bath panel
- Sealant that has split, shrunk or peeled away
- New sealant laid over old sealant that is now lifting
Homes close to Parish Church of St Mary and All Saints include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Common questions in Lambourne
Is there a guarantee on bathroom resealing in Lambourne?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Do you cover Lambourne for bathroom resealing?
Yes. Our work covers London and the South East, and Lambourne is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing, and we will give you a clear price.
What colours of sealant can you use?
There’s a choice: clear, white and colours chosen to suit the room. We can help you pick when we quote.
Is there any odour?
Sometimes, a little. It fades as the sealant cures.
Can you do several jobs on one visit?
Yes. Just list everything you need and we’ll quote it together.
Can new silicone go straight over the old?
No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
Is it messy?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover Lambourne, along with the rest of our area.

What else we do in Lambourne
What we do, step by step
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Somewhere as small as Lambourne, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Before we arrive
- Mention if the joints have been sealed before
- Try not to wet indoor joints just before the visit
- Clear the area around the work

Advice
Different surfaces, different methods
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, in white, clear or a colour to suit.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
