Bathroom resealing around Chigwell Row

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you look after a building such as Chigwell Row Infant School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Chadwell Heath station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Bathroom resealing in Chigwell Row

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include shrunken sealant along the back of a worktop and sealant that has split, shrunk or peeled away, across sinks & splashbacks, basins & vanity units and kitchen worktops & upstands.

In a village or hamlet like Chigwell Row, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Leave it or put it right?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Around Chigwell Row, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

What you pay reflects the work, not guesswork. That’s why we ask about the job first.

What affects the cost of bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • The product the joint needs
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • How many joints, rooms or windows are involved
  • Where the property is
  • The problem you’ve noticed
  • Whether it’s a home or a business

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.

Common questions in Chigwell Row

Will you come out to Chigwell Row?

Yes, Chigwell Row is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Chadwell Heath station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.

Where are you based?

Mr Mastic is based in Crawley. We cover Chigwell Row and the rest of Essex.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

How long does a bath or shower reseal take?

It takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You will know how long to expect before we start.

Can you reseal around my kitchen sink and worktop?

Yes. Next to the sink we use a food-safe product where it’s needed.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Different surfaces, different methods

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Wet rooms

Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.

Common problems we fix in Chigwell Row

Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

The most common problems we see are:

  • Gaps between the worktop and the wall
  • Cracked, shrunken or lifting silicone
  • Damp behind the bath or under the tray
  • Black mould in the silicone that will not clean off

In the older streets around All Saints Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

10 questions to ask before booking

What sealant work can’t fix

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Cracks in the tray itself rather than the joint
  • A leaking waste, trap or valve
  • Failed grout lines across the wall

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.

Joints and surfaces we work on

  • Sinks & splashbacks
  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units
  • Baths

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a small place like Chigwell Row, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How to prepare

  • Tell us about any water getting in
  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit
