Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Typical jobs include water escaping at the shower enclosure and gaps between the worktop and the wall, on wet rooms, basins & vanity units and sinks & splashbacks.

Around Abridge, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Whatever the size of the job, it’s backed by our 12-month guarantee.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access.

What colours of sealant can you use?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

The process

On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a village or hamlet like Abridge, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Getting ready for the visit

  • Tell us about any water getting in
  • Mention any parking rules near the property
  • Clear the area around the work

Honest limits

We’ll always be straight with you, so here’s what sealant can’t fix:

  • A bath or tray that moves because it isn’t properly supported
  • A tray or bath that’s cracked through
  • Tiles that have come away from the wall

If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

What we seal

  • Baths
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Wet rooms
  • Basins & vanity units

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What affects the cost of bathroom resealing

We quote each job individually. This is what makes a difference:

  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove
  • Access and height
  • How many areas need sealing

Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • The problem you’ve noticed
  • A few photos by email, if you can
  • The type of property

If you are in Abridge and need bathroom resealing, phone 0345 464 0079 or drop us an email. Tell us what the problem is and where, and you’ll get a clear quote before any work starts.

What happens if it’s left?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. Where a wall is exposed, as many are in small places like Abridge, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Give the silicone its full cure time
  • Keep scourers and sharp tools away from the bead
  • Move toiletries away from the joint
  • Run the extractor fan during and after every shower

Keep water off the new bead until it has cured, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Abridge homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Chingford station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Holy Trinity Church, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Lambourne Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
