Bathroom resealing across Essex: what to expect

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on basins & vanity units, baths and kitchen worktops & upstands, and common reasons people get in touch are leaking joints on a shower screen and splits where the tray meets the wall.

On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. Most jobs take half a day or less for one room, longer when the kitchen is included.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Where we work in Essex

In Essex, bathroom resealing takes in flats, houses, rentals and businesses, in Colchester, Chelmsford and Basildon and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in Essex, surfaces are cleaned back properly before new sealant goes in. Essex includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are usually the first to need attention.

Colchester: For an older house near a landmark such as Church of St Peter, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Colchester Sixth Form College, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Keep scourers and sharp tools away from the bead
  • Clean with a mild bathroom cleaner and a soft cloth
  • Don’t let bottles sit on the bead
  • Dry worktop joints after washing up

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something does not look right, just ring 0345 464 0079 or email us.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

When it is not the sealant

A few problems are outside what sealant work can do:

  • A bath or tray that moves because it is not properly supported
  • A leaking waste, trap or valve
  • Failed grout lines across the wall

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Why it fails

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.

Common reasons people contact us include:

  • New sealant laid over old sealant that is now lifting
  • Splits where the tray meets the wall
  • Cracked, shrunken or lifting silicone
  • Water escaping at the shower enclosure

Why deal with it now?

A quick bead over the top of the old one might look better for a while, but it won’t bond. It lifts, traps water and grows mould behind it.

Questions to ask before you book

  • Whether VAT is included
  • What happens if they find a problem under the old sealant
  • Which colour the sealant will be
  • How much experience the applicator has

Your questions about bathroom resealing in Essex

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What information do you need?

Let us know what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

Can you quote for more than one area?

Yes. Just list everything you need.

Can landlords and businesses book you?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in Essex.

Can new silicone go straight over the old?

No. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
