Sealant work in CO11

How bathroom resealing works in CO11

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on sinks & splashbacks, basins & vanity units and wet rooms, and people most often call us about lumpy, uneven sealant from a DIY attempt and black mould in the silicone that won’t clean off.

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes around two hours for one bath or shower, longer for a whole bathroom.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

What you’ll pay

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

What you get with us

Bathroom resealing across CO11: local notes

Our bathroom resealing work across CO11 covers homes, rentals and businesses, from Lawford, Brantham and Manningtree to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in CO11, surfaces are cleaned back properly before new sealant goes in. In the coastal parts of CO11, the sea-facing side of a building takes the most weather, and that’s where sealant usually gives up first. Good preparation and the right sealant help it cope.

Lawford: Schools such as Manningtree High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to St Mary's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Aftercare tips

To keep the joints looking good and working properly:

  • Wipe the sealant dry after showering
  • Move toiletries away from the joint
  • Wait for the cure time we give you
  • Keep the fan on for a while after bathing

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

How we quote for bathroom resealing

You’ll get a clear quote before work begins. It’s based on:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • How many areas need sealing
  • The old material and how stubborn it is

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • Whether it’s a home or a business
  • Where the job is, and your postcode

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

What happens if it’s left?

You don’t need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you.

Questions to ask before you book

  • How hidden problems are handled
  • When the joint can take water or movement
  • Is VAT in the price?
  • Which sealant they’ll use, and why

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What we’re called out for in CO11

Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out keep the silicone damp for hours, and mould that has grown into the silicone usually will not clean off.

The problems people usually mention when they call are:

  • A reseal done over the top of the old bead
  • Smears of silicone across the tiles
  • Mouldy sealant that has gone black
  • Leaks into the floor or ceiling below

Questions from CO11

Where are you based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Do you work for landlords and businesses?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Is white the only colour available?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

How long does the new silicone need before I use the shower?

We give you the cure time before we leave, and it’s generally around 24 hours. Using it sooner can damage the bead.

I rent my home. Can I book you?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
