Bathroom resealing for homes and businesses in Brantham

Homes in Brantham have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We’re often asked to deal with sealant that has split, shrunk or peeled away and a joint torn by a bath that flexes, on shower trays & enclosures, kitchen worktops & upstands and basins & vanity units.

Somewhere as small as Brantham, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Brantham: your questions answered

Will you come out to Brantham?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do bathroom resealing in Brantham?

Yes. We work across London and the South East, and Brantham is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

How long before the new sealant can get wet?

Normally after around 24 hours. We’ll tell you the cure time for the product we used.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses.

What happens on the day

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a morning or an afternoon for most single baths and showers. Somewhere like Brantham needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Keep children and pets away from the work area
  • Where the joints are inside, avoid wetting them before we arrive
  • Move anything stored near the joints

Advice

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Use gentle cleaners on the silicone
  • Check the joints every few months for splits or lifting
  • Run the extractor fan during and after every shower
  • Give the silicone its full cure time

In a kitchen, do not let water sit along the back of the worktop. A dry joint lasts longer.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What sealant work can’t fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • A bath or tray that moves because it is not properly supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Damage behind the tiles that needs a tiler

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before you book.

What we seal

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Basins & vanity units

What we’re called out for in Brantham

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Common reasons people contact us are:

  • A bead that has pulled away from the tiles
  • Black spots spreading through the bead
  • A reseal done over the top of the old bead
  • Failed sealant on the screen profile

Homes close to Church of St Michael and All Angels include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Before booking anyone

  • Are they insured?
  • What happens if they find a problem under the old sealant
  • How the surfaces are prepared before sealing
  • Whether VAT is included

Choosing a sealant specialist

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Why act early in Brantham

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. In a small place like Brantham, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Why us?

  • Tidy, careful work
  • Rated 4.9 stars on Google
  • We never seal over old sealant
  • White, clear, grey or coloured to suit, where the product allows

Surface by surface

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

Bathrooms and kitchens in Brantham

Brantham is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

If you let a flat or house near Manningtree station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Brooklands Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
