Lawford Bathroom Resealing

Baths, showers and worktops in Lawford need attention? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.

  • Lumpy, uneven sealant from a DIY attempt
  • Mouldy sealant that has gone black
  • Gaps between the worktop and the wall

Why deal with it now?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Homes in smaller places like Lawford can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.

How we handle bathroom resealing in Lawford

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Common call-outs are for leaking joints on a shower screen and lumpy, uneven sealant from a DIY attempt, across kitchen worktops & upstands, basins & vanity units and sinks & splashbacks.

Homes around Lawford range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

All our work comes with a 12-month guarantee, wherever you are in Essex.

Surface by surface

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not stretched when it’s used.

What happens on the day

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a couple of hours for a single bath or shower. A visit to Lawford is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Open a window or run the fan so the room dries
  • Dry the bead with a towel now and then
  • Dry worktop joints after washing up
  • Avoid abrasive pads on the sealant

Give the silicone time to cure before it gets wet, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally will not remove it. Catching it early keeps it a simple reseal.

Bathroom resealing around Lawford

Lawford is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

For site and facilities teams at buildings such as Manningtree High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to St Mary's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Landlords, agents and businesses in Lawford

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What we cannot put right

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Loose or hollow tiles, or failed tanking behind them
  • A tray that rocks until it’s re-bedded
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before you book.

What we seal

  • Wet rooms
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures

Do you need bathroom resealing in Lawford?

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

Common reasons people contact us are:

  • Splits where the tray meets the wall
  • Black mould in the silicone that will not clean off
  • Smears of silicone across the tiles
  • Gaps between the worktop and the wall

If you let a flat or house near Manningtree station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What your quote should include

  • Who turns up on the day
  • How the joint is cleaned and prepared
  • How hidden problems are handled
  • Whether they’re fully insured

Questions from Lawford

Is Lawford within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Manningtree station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Is it OK to put new sealant on top of the old bead?

No. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Can I add another job to the visit?

Yes. More than one area can be quoted together.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
