How we quote for bathroom resealing

The quote reflects the job in front of us. We look at:

  • Working hours on commercial sites
  • Access and height
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved

Leaving a failed joint usually makes the job bigger, not smaller. If you are not sure whether it needs doing, phone 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • The address or postcode of the job
  • The type of property
  • Photos by email, if that is easy
  • Roughly how big the job is

Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we’ll take it from there.

Bathroom resealing for homes and businesses in Colchester

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Common call-outs are for leaking joints on a shower screen and a reseal done over the top of the old bead, on basins & vanity units, sinks & splashbacks and kitchen worktops & upstands.

Colchester has offices, shops and other businesses as well as homes, all with washrooms and kitchens that need the same care as a family bathroom. Homes and businesses get the same careful preparation before anything new goes in.

All our work is covered by our 12-month guarantee.

How to look after the new joints

After the cure time, these simple habits help:

  • Squeegee the walls and tray after use
  • Keep bottles off the sealant line
  • Avoid abrasive pads on the sealant
  • Stick to a soft cloth and a mild cleaner

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it. Catching it early keeps it a simple reseal.

The process

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes around two hours for one bath or shower, longer for a whole bathroom. Jobs in a place the size of Colchester range from town-centre flats to offices and family homes. For each, it helps to know about access, parking and where the joints are.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Keep children and pets away from the work area
  • Tell us about any previous sealing or DIY attempts
  • Clear items away from the joints we are working on

Leave it or put it right?

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite. For landlords in Colchester, failed sealant soon turns into tenant complaints about mould, damp or draughts. It’s simpler to sort between tenants than in the middle of a let.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

What bathroom resealing looks like in Colchester

Colchester has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you look after a building such as Colchester Sixth Form College, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near Church of St Peter, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Colchester Town station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

For landlords and businesses

We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A tray that rocks until it’s re-bedded
  • Water coming from the plumbing rather than the joint
  • A tray or bath that is cracked through

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.
