Our bathroom resealing service in CO1

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Typical jobs include a bead that has pulled away from the tiles and leaks into the floor or ceiling below, across wet rooms, kitchen worktops & upstands and shower trays & enclosures.

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes around two hours for one bath or shower, longer for a whole bathroom.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Where we work in CO1

From Colchester, Camulodunum and Greenstead to its smaller places, homes across CO1 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in CO1.

The Hythe: In the older streets around Church of St Leonard at the Hythe, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Hythe station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Surface by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Why act early?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

Quotes for bathroom resealing in CO1

Your quote is based on your job. We take into account:

  • The old material and how stubborn it is
  • Any mould that needs treating
  • When we can work, for business premises
  • The amount of work

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • If someone has resealed it before

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, ring 0345 464 0079 or email us.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

CO1: your questions answered

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Can new silicone go straight over the old?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Do you work in CO1?

We do. CO1 is part of the area we cover, and the service is the same as everywhere else.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures.
