Common questions in The Hythe
I let a flat near Hythe station. Can you help?
Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Do you take on hotel work around The Hythe?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Will there be a smell?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
How long does fire rated sealant take?
It depends on the size of the job, but most jobs take a few hours for a handful of gaps, and longer for a whole building. We will tell you when we quote.
Will you assess my building’s fire safety?
No. Your fire risk assessor, designer or building control decides that. We apply fire-rated sealant to the requirements they set.
What’s the difference between intumescent and fire-rated sealant?
Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent types expand when heated, and they’re one of the options. We use whichever the specification and tested details call for.
What does fire rated sealant cost?
Every job is different, so each one gets its own quote. For a quick quote, ring 0345 464 0079 or drop us an email and let us know what needs doing and where.
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Fire rated sealant in The Hythe
A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. We work on plasterboard & masonry, door frames and flats & HMOs, and the jobs we see most are unsealed gaps around fire door frames and standard silicone or caulk in a fire-stopping gap.
Commercial work around a smaller place like The Hythe usually means a pub, a shop, a school or small business units rather than office blocks. The work is the same as in a big building, just on a smaller scale.
There’s a 12-month guarantee on every job, large or small.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What else we do in The Hythe
Fire rated sealant around The Hythe
There are hotels and other places to stay in and around The Hythe. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
For site and facilities teams at buildings such as Kendall Church of England Primary School, fire-stopping around service openings should be restored whenever new services go in. For landlords with property near Hythe station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Why it’s worth doing now in The Hythe
A quick fill with any sealant to hand isn’t fire stopping. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. Around The Hythe, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

How it works
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from a few hours to several days, depending on how many gaps there are. In a smaller place like The Hythe, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Finally, we list where we worked and what we used, for your records.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints

How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Look in service cupboards and ceiling voids from time to time
- Do not fill fire-stopping gaps with ordinary foam or silicone
- Allow for resealing whenever new services are run
- Get damaged fire seals looked at promptly
Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some cannot.
An open gap is not only a fire issue: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.
Signs you need fire rated sealant in The Hythe
Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service isn’t always sealed again.
The most common problems we see are:
- Gaps where walls meet ceilings or slabs
- Joints picked up in a fire-stopping survey
- Unsealed gaps where pipes and cables go through a wall
- Unsealed gaps around fire door frames
Community buildings like Church of St Leonard at the Hythe are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.
What to look for in a quote
- Whether you can choose the colour
- Is VAT in the price?
- Who turns up on the day
- What insurance they hold
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
When it isn’t the sealant
Before booking, it’s worth knowing the limits:
- A wall that is not a fire-resisting element to begin with
- Large holes that need a different fire-stopping system
- Certifying a building or signing off its fire safety
If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.
