How bathroom resealing works in CO2
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. Typical jobs include two layers of silicone, both failing and damp behind the bath or under the tray, across sinks & splashbacks, basins & vanity units and shower trays & enclosures.
At the end, we look at the finished work together. The visit itself generally takes a couple of hours for a single bath or shower, depending on the size of the job.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
What you will pay
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Bathrooms and kitchens across CO2
Our bathroom resealing work across CO2 covers homes, rentals and businesses, from Colchester, Camulodunum and Greenstead to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in CO2, joints are cleaned back properly before anything new goes in.
Berechurch: Letting a property close to Colchester Town station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Cherry Tree Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
What affects the quote in CO2
The price is agreed before any work begins. It takes into account:
- The amount of work
- Which sealant suits the joint
- Any mould that needs treating
- Any working-time requirements on site
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
Asking for a quote
What to tell us when you ask for a quote:
- The problem you’ve noticed
- The type of property
- Where the property is
- If someone has resealed it before
Want a quote for bathroom resealing? Please phone 0345 464 0079 or send us an email and tell us about the job. We’ll explain what we’d do and give you a clear quote before work begins.
For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.
Why deal with it now?
You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If we find a deeper problem, you’ll hear it from us.
Questions to ask before booking
- Whether VAT is included
- The length of the guarantee
- Which colour the sealant will be
- How much experience the applicator has
Common problems we fix in CO2
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
These are the problems we’re asked about most:
- Two layers of silicone, both failing
- Lumpy, uneven sealant from a DIY attempt
- Gaps between the worktop and the wall
- Water escaping at the shower enclosure
CO2: your questions answered
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
Will you leave a mess?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses.
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Will the old sealant be removed?
Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
What information do you need?
Tell us what needs doing and where, with photos by email if possible. We will ask anything else we need to know.
