Mastic man in CO7

Live in CO7? We cover Wivenhoe, Brightlingsea and Wivenhoe Quay and the rest of the district, inside and out.

How bathroom resealing works in CO7

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Typical jobs include a messy, uneven bead from a previous reseal and water getting behind the kitchen upstand, across basins & vanity units, sinks & splashbacks and kitchen worktops & upstands.

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes around two hours for one bath or shower, longer for a whole bathroom for a typical job.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Bathrooms and kitchens across CO7

Our bathroom resealing work across CO7 covers homes, rentals and businesses, from Wivenhoe, Brightlingsea and Wivenhoe Quay to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in CO7, joints are cleaned back properly before anything new goes in. Along the coast in CO7, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout, and the weather is hard on the outside too.

Wivenhoe: Schools such as Millfields Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to The Church of St Mary include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What happens if it’s left?

Dealing with sealant early is a short job: it takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating.

What we are called out for in CO7

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

It’s worth asking for a quote if you see:

  • Black mould in the silicone that will not clean off
  • Splits where the tray meets the wall
  • Cracked, shrunken or lifting silicone
  • Shrunken sealant along the back of a worktop

Different surfaces, different methods

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so a neat, continuous bead matters.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Wipe up water along the back of the worktop
  • Wait for the cure time we give you
  • Keep scourers and sharp tools away from the bead
  • Clean with a mild bathroom cleaner and a soft cloth

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something does not look right, just ring 0345 464 0079 or email us.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

When something else is needed

We will not take on work that will not last, so here’s what sealant can’t put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall

CO7 questions

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit.

Do you come to CO7?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, CO7 included.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.
