Our bathroom resealing service in CO5
It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include water getting behind the kitchen upstand and a bead that has pulled away from the tiles, on basins & vanity units, sinks & splashbacks and wet rooms.
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take half a day or less for one room, longer when the kitchen is included.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
What you’ll pay
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Why choose Mr Mastic
- We’re fully insured
- An ARBOMaster approved applicator
- Quality sealants from Arbo and Everbuild
- Anti-fungal silicone where joints get wet

Bathrooms and kitchens across CO5
Across CO5, from Tiptree, West Mersea and Wivenhoe Quay outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in CO5, joints are cleaned back properly before anything new goes in. Along the coast in CO5, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout, and the weather is hard on the outside too.
Tiptree: For site and facilities teams at buildings such as St Luke's Church of England Controlled Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Church of St Luke, walls and floors in older homes can move, and sealant and grout show it first.
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Loose or hollow tiles, or failed tanking behind them
- A leaking waste, trap or valve
- Movement from a bath with loose feet or no proper support
Surface by surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.
Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Let new sealant cure fully before it gets wet
- Keep bottles off the sealant line
- Check the joints every few months for splits or lifting
- Stick to a soft cloth and a mild cleaner
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Landlord and commercial work in CO5
Letting agents and landlords in CO5 can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.
Why act early?
Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows.

Common questions in CO5
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do you work for letting agents?
Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Can I choose the colour of the sealant?
You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.
Does the resealing come with a guarantee?
Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
